Colson House is often praised for its excellent location in Kemptown, with the beach, pier, and various cafes and grocery options just around the corner; some rooms even feature amazing balconies. Guests appreciate the modern, clean, and cozy rooms, equipped with comfortable beds, TVs, tea and coffee making facilities, and even cafetières for ground coffee. the room was clean and quiet. the bed featured very comfortable high quality bedding.
the decor needs a little repairing though for the price it was fine. you could hear every step the person upstairs took, as the floors were very creaky.

adequate stay, issues noted

noise levelno internal locks
the noise level was a real issue. i was on the ground floor and could hear everything (it seemed) happening in the basement flat. apparently, the owner's son lives there and had very loud parties until early morning. there were no internal locks, especially with strangers around.

Acceptable Stay

smooth communicationcomfortable bedexpensive roommissing breakfast
The location was good. The bed was comfortable, and I appreciated the smooth communication with the staff. I had no issues getting information before my arrival, made the check-in process simple.
The room I stayed in felt quite expensive considering there was no breakfast provided. I was on the ground floor, and the bathroom was upstairs, a mezzanine with a sliding door. I thought the bathroom light was annoyingly placed at the bottom of the stairs..
